Bernhard Energy Solutions™ provided services for this project, which includes a 32-story office tower, urban garden, atrium connecting to the Ritz Carlton Hotel, cooling tower farm and water treatment plant for groundwater remediation and recovery. Upon completion, this job was awarded LEED Gold Certification.
Mechanical equipment for the building includes nine built-up air handling units, 11 modular air units, four energy recovery units, 81 fan coil units, eight CRAC units, four heating water boilers, 272 power induction units, 22 VAV boxes and 103 vertical column units. The central plant features five 1,000-ton chillers and provisions for one future 1,000-ton chiller, putting the total cooling capacity provided to the building at 6,000 tons.
Plumbing features include 10 water heaters, 25 pumps and 755 fixtures. In order to make the building more efficient, the project includes a 180,000-gallon storage vault that collects rainwater and HVAC equipment condensate. This grey water is used for cooling tower makeup water, water closets, irrigation and makeup water for fountains and pools.
